My perspective on Development

The value I provide here is both in experience and outlook. Meaning I have a perspective on how to invest in real estate.

My mindset for real estate development is to create districts/neighborhoods. Rather than an investor investing in one property in this corner of town and another in another area of town or another city.

I think investing in multiple properties in close proximity to each other is the best strategy because every dollar you invest is multiplied because the improvements in one property make your other properties more valuable potentially increasing tenant demand, rent rates etc.

Some real estate developers do plot gathering-i.e. Over a long period of time they buy connected parcels to form a large contiguous plot of land for a large scale development whether that be multi family, vertical mixed use or a campus 

My mindset is to buy a combination of properties in an area and slowly convert-you may start with a single tenant shop and then buy the next couple buildings next door then 15 years down the road, you tear it down and build a 5 story mixed use building

You constantly invest in that neighborhood whether it be rental houses, retail and a combination of new development

This property had prominent downtown location in Greensboro, NC. There was a restaurant space that had been active in the past few years but it was attached to a large vacant building in disrepair. My partner and I took on the listing and conceptualized the redevelopment of this property to present to potential buyers.
